A recent portfolio addition

Anand Vasagiri talks through a recent addition to the Paradice Global Small Mid Cap Fund. From a universe of over 14,000 potential investing opportunities Vasigiri explains the investment thesis that has resulted in the recent addition of a Mexican based industrial REIT to his portfolio. Vasigiri says that while REITs are quite common here in Australia they have only been around for a year or so in Mexico. The relatively new structure has presented an opportunity with both tight government gearing regulations and an underdeveloped REIT market offering potential catalysts for a valuation rerating. Vasigiri says this potential upside for the investment is in addition to the healthy dividend and the existing 20% discount to NAV at which the REIT currently trades.
