The European debt crisis spiked highly negative sentiment and people have viewed the European property market as toxic.However, as mainstream investors go running, we view this as an appealing opportunity. Similar to the Las Vegas theme we saw play out 3-4 years ago, with deeply depressed markets and assets selling well below replacement cost. We are finding the greatest opportunities in Ireland and Spain. These markets are dysfunctional, with a growing supply/demand imbalance due to new construction being virtually non-existent, as developers are either bankrupt or severely constrained by the banks.Both Spanish and Irish economies have gone through painful adjustments however, and we believe that consumer confidence and business activity is slowly returning.
