Australia’s real estate market is often spoken about as if it’s this big, undifferentiated thing that moves as one.

Especially when it comes to listed real estate, this couldn’t be further from the truth. The quality of these real estate assets varies greatly.

Cue the Elanor Commercial Property fund (ASX: ECF), a listed real estate investment trust (REIT).

“The investment strategy for ECF is differentiated in that we invest in commercial office assets that have a competitive advantage in the markets in which they are located,” says David Burgess, Co-Head of Real Estate at Elanor Investors Group (ASX: ENN).

“At any point in time we have a very deep tenant pool who want to be in our assets because they want that competitive advantage.”

Despite the work from home thematic of the past few years, demand for office space has increased thanks in part to the strength of the labour market.
